21 Dartmouth Street refurbishes an existing office building to maximise its commercial potential and provide a high-quality, contemporary office space in the Westminster area.
The project consisted of the refurbishment of seven storeys plus basement. Office floor space has been increased by stripping back tired, dated finishes and unnecessary boxing around columns, with new exposed servicing relocated at high level to open up ceiling heights at each floor. Structural steelwork and brickwork chimney flues have been exposed to reveal the building’s authentic character.
A new reception provides a welcoming and contemporary entrance. Additional amenities include generous cycle storage and shower facilities. Roof terraces from 3rd floor to rooftop offer panoramic views of St Jame’s Park and London landmarks.
The project, which sits on a tight urban site with its main elevation on a narrow street, was refurbished in parallel to a residential block undergoing extensive refurbishment, with a number of logistical issues to overcome.
Existing brickwork was retained and made good where needed using feature herringbone inserts. The rooftop mansard extension was clad in slate retained from the demolition of the existing lift, with plant enclosures clad in quartz-zinc panels to blend with the neighbouring context.
