The reconfiguration of a City borders office to maximise rental income

Previously a wool warehouse built in 1864, and most recently refurbished in 1981, this brick building on the borders of the City and Shoreditch had greater commercial potential for its owners. We were asked to maximise rental income of this asset, reconfiguring floorplates to improve efficiency and increase net internal areas. We demolished the existing core, and rationalised floor plates by integrating a new steel and concrete core with existing iron and timber column and floor construction.

We adapted an existing basement car park to provide more commercial space, and replaced an existing mansard roof at sixth floor to create an additional two floors of office space.

Located within a conservation area, the site is land-locked with limited access and surrounded by private dwellings and serviced apartments. Despite these constraints the project increased the overall internal floor areas by 40%.
